Furnish the manufacturer's twenty year no dollar limit total system warranty covering membrane, base flashings, insulation, cover board and metal edge, commencing on the date of Substantial Completion. The warranty shall not be prorated and shall not exclude damage from ponding water of less than forty eight hours duration. Furnish in addition the roofing installer's two year workmanship warranty covering repair of leaks arising from defective workmanship, at no cost to the Owner.

Provide polyisocyanurate board insulation in two layers with joints staggered a minimum of 12 inches in each direction. Minimum average R-value of the completed assembly shall be R-30. Tapered insulation shall provide a minimum slope of one quarter inch per foot to roof drains, with crickets between drains sloped a minimum of one half inch per foot. No area of the completed roof shall hold standing water more than forty eight hours after rainfall ceases.

Base flashing shall extend a minimum of 8 inches above the finished roof surface and shall be mechanically fastened along the top edge at 8 inches on centre. Where the parapet height is less than 8 inches above the roof surface, notify the Architect in writing before proceeding; do not reduce the base flashing height to suit the constructed condition.

Flood test each roof area for forty eight hours with a minimum of 2 inches of water at the high point before installation of overburden. Notify the Owner's representative a minimum of five business days before each test. Areas that fail the flood test shall be repaired and retested in full at no additional cost. Written flood test reports signed by the manufacturer's field representative shall be submitted before the warranty will be accepted.
